Summer Renovations at BG R-I – Summer 2014

 

As we approach summer, you will see a lot of construction occurring at the BG R-I School district.  Two major projects will be occurring at once.  These projects are the addition of a new weight room on the SE corner of the HS Gymnasium and HVAC and roofing upgrades throughout the district.  Martin General Contractor will be doing our weight room addition.  Control Technology and Solution (CTS) will be doing our HVAC and roofing projects.

 

Weight Room Project

The weight room will be an approximate 1,350 square feet (45 feet by 30 feet).  The addition will include block construction with HVAC installed.  Additional features will include a rubberized floor and ventilation system to improve the air quality and temperature in the weight room.

 

HVAC and Roofing Project

High School

• Classrooms currently with Window AC Units

• CTS will replace the existing heating only hot water unit ventilators with new high efficiency packaged gas heating / direct expansion packaged units. The units will be set outside the classrooms on a new equipment pad. The supply and return air will be ducted into the classrooms utilizing weather tight insulated plenums. In the classrooms the supply duct be run vertically into the ceiling plenum then ducted to a supply air distribution system. A chase will be constructed and painted to conceal the supply and return air ducting. The existing unit ventilators will be demolished. An insulated panel will be fabricated and installed into the outside air opening. The existing outside air grill will remain in place.

• CTS will replace the window panes only where room air conditioners are currently installed. The window panes will be of similar type and tint as the surrounding windows.

• Other Classrooms

• The band and chorus room split systems will be replaced with new high efficiency condensing furnaces with direct expansion coils and air cooled condensing units.

• The science room rooftop units will be replaced with new packaged rooftop units.

• The computer room units will be replaced with new split systems.

• Hallways

• We will install new electric entry heaters at the two south entries and ceiling heaters around the courtyard. New electrical circuits and disconnects will be installed for the new packaged units.

• Office and Commons Area

• CTS will replace existing two (2) remaining 1993 Carrier rooftop units serving the kitchen and office areas with new packaged rooftop units.

Middle School

• CTS will replace existing six (6) remaining 1993 Carrier rooftop units.

• Three serve the classroom VVT systems.

• The other three are constant volume units serving the library, art rooms and special education office areas.

Bowling Green Elementary School

• Classrooms Currently with Window AC Units

• CTS will replace the existing heating only hot water unit ventilators with new high efficiency packaged gas heating / direct expansion packaged units. The units will be set outside the classrooms on a new equipment pad. The units will be complete with an economizer to provide free cooling when outside conditions permit. The supply and return air will be ducted into the classrooms utilizing weather tight insulated plenums. In the classrooms the supply duct be run vertically into the ceiling plenum then ducted to a supply air distribution system. A chase will be constructed and painted to conceal the supply and return air ducting. The existing unit ventilators will be demolished. An insulated panel will be fabricated and installed into the outside air opening. The existing outside air grill will remain in place.

• CTS will replace the window panes only where room air conditioners are currently installed. The window panes will be of similar type and tint as the surrounding windows.

• Other Areas

• CTS will install APR refrigerant valves and controls to the existing unit ventilators to control the capacity and match the capacity to the load. This will allow the units to operate at the dew point temperature longer and reduce the space humidity.

• CTS will replace add a new ductless split system to provide cooling for the servers in the office server room.

• Hallways and Gymnasium

• We will install new electric entry heaters at the north entry.

• The gymnasium heating only hot water unit ventilators will be replaced with a new packaged rooftop unit.

Frankford

Elementary School

• Classrooms

• CTS will replace the existing heating only hot water unit ventilators with new high efficiency packaged gas heating / direct expansion packaged units. The units will be set outside the classrooms on a new equipment pad. The units will be complete with an economizer to provide free cooling when outside conditions permit. • Other Areas

• The library/office rooftop unit will be replaced with new packaged rooftop unit.

• A new ductless split system will be provided for the office area.

• CTS will provide a new high efficiency packaged gas heating / direct expansion packaged units for the gym and kitchen areas. The units will be set outside on a new equipment pads.

• We will pump out the existing buried fuel oil tank, fill it with sand and abandon it in place. We will furnish new LP tanks for the new HVAC equipment complete with a concrete pad and surrounding fence.

Roof Replacement

• CTS will replace the following roofs and add roof hatches and ladders.

• Roof Sections Replaced

• 1971 Intermediate School Classrooms existing metal roof

• 1993 two classroom addition to the 1957 intermediate wing

• 1993 Middle school flat roof section over the library and art areas

• 1993 Middle school flat roof section over the Special Education classrooms

• Part of the 1993 High School Addition

• Part of the 1993 High School Addition

• Walkway from the Administration building to the Intermediate school

• The High school courtyard corridors on the south and west sides.

• Roof Hatches and Ladders

• CTS will provide roof hatch with internal ladder in the middle school equipment room.

• Two (2) external fixed wall vertical ladders will be provided to access the low slope portion of roof section C from the lower level roof sections.

Boiler Room Demolition and Asbestos Abatement

CTS will demolish the mechanical systems including boilers pipe and pumps in the boiler rooms listed below. Asbestos will be abated in the mechanical rooms only. The boiler rooms include:

• High School

• Frankford Elementary

Temperature Controls (Building Automation System)

• CTS will provide a new control system with the necessary equipment controllers, damper actuators, sensors, and drives to provide the facility with the latest energy savings control strategies.  Areas Included:

• Intermediate School all areas

• Primary School all areas

• Frankford Elementary all areas
